This is a working draft. TurnOver LA will have its legal counsel finalize these terms before accepting live bookings at scale. Using the site means you accept the draft terms below.
1. Who we are
TurnOver LA is an apartment turnover coordination platform ("TurnOver LA," "we," "our"). Our service connects landlords and property managers in the Los Angeles metro area with vetted third-party contractors to perform cleaning, painting, repairs, and related make-ready services.
2. Our role
TurnOver LA is a coordination platform. We are not the service provider. Contractors booked through TurnOver LA are independent contractors, licensed and insured at the time of their application, responsible for the work performed.
3. Bookings and pricing
Package prices shown on /pricing are flat rates for standard-condition Los Angeles apartments. Hoarder conditions, hazardous materials, pest remediation, or damage beyond ordinary wear and tear may require a custom quote. We reserve the right to decline service or adjust pricing for work outside the scope of a standard turnover.
4. Landlord responsibilities
Landlords are responsible for providing property access, accurate unit condition descriptions, and timely payment. If a contractor is unable to access the property within 30 minutes of the scheduled time, a $75 reschedule fee may apply.
5. Vendor responsibilities
Vendors accepting work through TurnOver LA warrant that they hold valid California licenses (where required) and general liability insurance. Vendors agree to follow the 150-point turnover checklist and document every job with photos.
6. Payment
Payment terms are stated at booking time. TurnOver LA currently collects payment from landlords directly (Zelle, check, or other method). A formal payment processor may be added in the future; we will update these terms before that change.
7. Cancellation
Landlords may cancel without charge up to 24 hours before the scheduled start time. Cancellations within 24 hours may be charged up to 50% of the package price to compensate the contractor for reserved capacity.
8. Limitation of liability
Our liability for any claim arising out of service performed is limited to the amount paid for that specific booking. We are not liable for incidental or consequential damages.
9. Communications and consent
When you provide your phone number and email while requesting a quote or booking a turnover — including if you start a booking but do not complete payment — you consent to receive communications from TurnOver LA about that quote or booking by phone call, text message (SMS), and email. This includes follow-ups when you begin a booking and do not finish it.
Message and data rates may apply and message frequency varies. Consent to receive text messages is not a condition of purchase. You can opt out of texts at any time by replying STOP, and unsubscribe from marketing emails using the link in any such email; we may still send transactional messages about an active booking. 10. Changes
We may update these terms from time to time. Continued use of the service after updates constitutes acceptance.
11. Image and content license
All photos, illustrations, and written content published on TurnOver LA — including the images on our blog — are original works owned by TurnOver LA, all rights reserved. You may not reproduce, redistribute, or reuse our images without written permission. To request a license to use an image, email support@turnoverla.com.
